   May-Oct 31   $240/night   $1570/week (except holidays)


   Jan - April & Nov/Dec  (except holidays)    $185/night      $1150/week
                                                      $3000/month
 

 Minimum nights: 3 nights minimum  (minimum stay may be waived for last minute bookings)
 
Holidays:  $1800 per week  (3 night minimum for holidays  $810 + cleaning + tax)

           
    

       
*Security Deposits: Refundable $300 security deposit. 
        * Balance is due 60 days prior to your arrival.

All rates add 7.75% NC sales tax.
        *
$125 departure cleaning fee for 2 nights to 3 weeks.   $195 departure cleaning fee for 1 month or longer. 
        
(If stay is longer than 1 week, housekeeping can be arranged weekly for fee. Please email owner for fees and 
        arranging this service.)

Pay by personal check.

This is a NON smoking home.

Sorry, no pets allowed secondary to many customers are allergic.
        *Owners live on the property and maintain the gardens and pool.  However, your privacy is very important to us.
          You may see us working in the gardens, otherwise during your stay you may not meet us.      
          Pool care is usually done while guest are away. If, during your stay you have any questions, needs, etc. please  
          feel free to contact us (phone 828-231-1692). Your privacy and comfort are our top considerations. We want 
          this to be one of your best vacations!

     CANCELLATION POLICY:
 
We know that plans can change. However, we rely on advance reservations and often cancellations cannot readily be filled. So to be fair to all concerned, our policy is as follows:
 
A cancellation at any time will be assessed a $200 fee.   For reservations more than one week, there will be a $200 cancellation fee per each week booked. 
                                                                                                                                                                 
 If reservations are canceled less than 60 days prior to arrival, your rental charges collected will not be refunded unless we are able to fill the reserved time. All guests are financially responsible for the time reserved; there will be no refunds due to weather, change of plans, acts of nature, power outages or early departures. Because of this, we urge you to consider purchasing trip cancellation/interruption insurance.  A website called http://www.insuremytrip.com/ offers quote comparisons of 63 policies available from 14 companies.

Bounced checks will be charged an additional $50 fee to cover bank fee and accounting fee.
 

Transferring a reservation date is treated the same as a cancellation.
 
GUEST AGREEMENT:
 
BY BOOKING WITH US, YOU AGREE TO THESE TERMS:
 
Renter agrees to limit the number of occupants to the amount stated for the property.   
 
The home is to be enjoyed by the number of guests it has been reserved for.  Special permission must be obtained in advance if the home is to be used for weddings, receptions, parties, etc. that are beyond the number of paid overnight guests.  If permission is given, extra person/use charges will be determined at time of booking.
 
Check in-time is 4 PM and check out-time is 10 AM.   Early arrivals or late departures will incur an additional charge.
 
It is further agreed that there is no smoking allowed. A minimum fine of $300 (security deposit) will be charged  if we observe smoking inside or if there is smoke smell or damage to the property.
 
In consideration of our neighbors, we ask that there not be loud noise after 10 PM. Pool use is from 10:00 am to 10:00 pm. 
 
Illegal activities of any sort are prohibited.
 
We have found that massage or other oils permanently stain our high quality cotton sheets.  If you choose to use these oils, please bring your own sheets.
 
Owner or owner's agents shall be allowed access to rental property as deemed necessary to protect and maintain the integrity, usefulness, and enjoyability of the property including minor and major repairs.  Whenever possible, we will notify you of needed access.
 
RENTER ACKNOWLEDGES WAIVER OF LIABILITY for swimming pool and trout stream ,herein after called special feature, if so equipped or on the property. The Renter understands there are special risks that may present to children who are not carefully supervised, as well as the danger of any person using the special features for too long a time, or if a person has health risks, or if a person uses the special feature while intoxicated or using any kind of drugs or medication, or uses the special feature if pregnant. The Renter agrees to explain the risks of using the special feature to any guests he or she may have at the home and to be fully and solely responsible for any accidents his guest may incur. The Renter understands the risks discussed above and agrees that he will assume all responsibility for himself and his guests for the consequences of those risks. The Renter agrees to waive any claim whatsoever against the Landlord and/or Agent for accidents or claims arising from use of special feature. The Renter agrees to indemnify Landlord and/or Agent for any claims made by Renter's guests arising from Renter's guest's use of the special feature. The Renter also understands and agrees that he/she is responsible and liable and will pay agent upon request for any damages that occur to the special feature and its support equipment through his or his guest's misuse and/or negligence, for example, but not limited to, damage to the pool liner by misuse/negligence,such as using sharp objects in pool that would pierce the liner,  or causing water overflow inside the home.

Renters are responsible for the actions of their guests.
